Zurich North America has announced the launch of a specialised insurance programme designed for data centre construction projects, providing a comprehensive suite of builders risk, parametric, and operational coverage. The initiative, named Data Center Project Guard, is set to be available for new projects beginning 1 January 2026, according to Patrick McBride, the Dallas-based head of construction property for Zurich North America.
The builders risk coverage forms a core component of the package and builds on Zurich’s existing protection, which offers up to $2 billion of capacity. In addition, the policy includes enhanced coverage for potential failures of climate control systems, transit risks, and other supply chain exposures that may affect construction timelines or operations. This comprehensive coverage is intended to address the specific needs and vulnerabilities associated with the highly technical and high-value environment of modern data centres.
The parametric element of the insurance plan addresses non-physical, weather-related losses, providing coverage for rain- and wind-related events. This component allows for compensation up to an average daily loss of $50,000, with an aggregate limit of $1 million. Furthermore, additional limits and perils can be included as required, encompassing extreme heat, cold, snow, heat index (incorporating humidity), and air quality factors such as wildfire smoke and smog. This parametric coverage is designed to provide certainty and financial protection against environmental risks that can disrupt operations or delay project completion.
An optional operational component of the policy offers up to 12 months of property coverage following construction completion. This aims to bridge the insurance gap between partial openings of data campuses and the full operational readiness of the entire facility. “The biggest issue that we hear from our clients and brokers is that gap in cover between when the builders risk coverage ends and when the property cover is supposed to start,” Mr McBride explained, emphasising the importance of continuous protection for complex construction projects.
By integrating builders risk, parametric protection, and post-construction operational coverage into a single programme, Zurich’s Data Center Project Guard addresses key vulnerabilities in data centre projects. The initiative reflects a growing need for targeted insurance solutions in an era where uninterrupted digital operations are critical, ensuring that developers and operators have robust financial safeguards against both physical and environmental risks.
